For the first time in history Marriage Counselors are now being advised by the Governmental Marriage Institute (GMI) to discuss the marriage relationship with prospective parties and to define it so that parties planning marriages recognize it in "behavioral" terms. Realizing that Marriage is nothing more than a "behavoral rental agreement" between two parties.

According to the Governmental Marriage Institute, if a marriage in 2011 is to last for longer than a year, the man must provide a "job" description which describes the behaviors that the woman must do to meet the responsibility of the "behavior rental agreement" (the Marriage) prior to getting married. GMI states that the over 50% failure rate of first marriages, 64% failure rate of second marriages and over 76% marriage failure of third marriages is unsustainable and can be reduced if women clearly understand what they must do to meet the responsibility of the "behavior rental agreement" prior to saying "I do".
